Q: What’s in the area?

A: Madison on 20th is nestled perfectly between Newberry and Archer on SW 20th Ave making it the perfect destination for any and everything in Gainesville! We are located within walking distance from grocery stores, parks, and museums. We are also only a short drive from downtown and an even quicker bus ride to campus!

Q: Is this a student living community?

A: While we do have students that live at Madison, our community is made up of an eclectic mix of families, young adults, and professionals.

Q: How long does the application process normally take?

A: It all depends on how quickly the information is returned to us, on average it takes 2-3 business days.

Q: How much are the fees to move in?

A: We charge a $50 application fee per adult (including all children 18 years or older), security deposits start at $500 and we only require the first months rent.

Q: Can I have pets?

A: Here at Madison on 20th, we love pets! We allow up to 2 pets per household, no aggressive breeds, and no animals over 30lbs. See detailed information on our policies page.

Q: What are you income requirements?

A: We have a 3x rent income requirement for individuals applying by themselves. If two adults are applying, they must make a combined 4x the rent to qualify financially.

Q: What if I’m a student?

A: A student can get a guarantor to offset the income requirements. However, you must be a full time student.

Q: I have an eviction, can I still apply?

A: Evictions on file within the past 10 years are an automatic disqualification.
